Less than one kilometer to the nearby village, it is 14 km to highway to Perugia (32 km) and 27 km to Chiusi toll of highway A1 for Rome (185 km) and Florence (137 km).
It is 41 km from Perugia Sant'Egidio Airport which supplies international low-cost flights for England by Ryan Air, in ddition to the national ones. Description of buildings History notes… Built by Benedictin Monk before the year one thousand, the Abbey was a fortified monastry which protected Trasimeno Lake area. The former Romanesque Church became a part of the current structure thanks to later enlargements which strenghtened it with donjons, battlements and crenels.
The Abbey
The ancient porch onto the solid walls gives access to a beautiful internal courtyard characterized by a well and an ancient bell tower. The courtyard leads to the apartments, one of which is La Dimora dell’Abate (subject of the sale) that is the most ancient and charming one as it includes the former cript area. The entrance hall is featured by a large stone sink, formerly an ancient sarcophagus, and by a gracious corner enriched by a stone fireplace. Upstairs the property hosts the most ancient area of the whole monastry: the former cript. Dating back the the first building stage of the complex, the cript is a very precious building of the XI century. The floor plan shows a double apse which coincides with the single one of the main church. The ancient cript has been today converted into a living area framed by twelve stone arches which support 4 cross vaults. The charming architecture of the vaults create an area where 4 separate rooms are connected by the arches.
On the right-hand there are two apses, while some niches framed by additional arches enrich the ornate structure. Two doors lead to the cellar, digged into the stone, and to a store room. The dining-room is opposite the cript and features a fully equipped masonry kitchen. From here, a staircase leads to the first floor which hosts the sleeping area composed of an en-suite bedroom and is accessible from the outside courtyard. Shared areas The abbey hosts a large sitting-room, once a church, with equipped kitchen suitable for banquets or conventions in addition to the actual church, still available for ceremonies. In 1014 the Monastry was one of the estattes belonging to Henry II who assigned it to Farneta Abbey, as attested by later documents attributed to the Emperor Henry VI (1196) and Otto IV (1209).
Condition
The historic and artistic value of the Abbey and of the most ancient part which includes the cript, is still untouched thanks to the meticulous restoration works carried out under the supervision of the Soprintendenza per i Beni Ambientali e Architettonici. Orginal materials and structures have been carefully preserved by using stone, bricks and ancient beams while floors feature high-quality handmade cotto by Castel Viscardo brick kiln.
Outdoor space
L'Abbazia is surrounded by green countryside and boasts breathtaking views over the lake. A century-old olive trees park frames the solid sandstone structure and a paved driveway path gives access to the swimming-pool, the tennis court and the barbecue area. It is possibile to buy up to six hectare of land, mainly olive grove (price is not included).
