Location

The property is located in the province of Frosinone, a few kilometres from the cistercensisi Abbey of Priverno Fossanova and the coastal resorts of Sabaudia and San Felice Circeo. Even if not isolated position, the privacy of the property is protected by two hectares of park. The motorway is easily accessible, as are Rome (less than an hour) and Naples (about one and half hours).

Description of buildings

Two gates on opposites of the land give access to the the house, which stands on a rise.

A total 1140 sqm can be divided into the following:

700 sqm of living space, 43 sqm of portico, 27 sqm of terraces. The main building consists of two storeys with a four storey tower and an outbuilding used as utility rooms. The edifice includes the residential quarters (including the tower) and an independent unit for guests with access from the main building. The ground floor features a huge reception hall with fireplace. The reception hall is connected to the garden through the wide windows and to the sleeping area through a cotto staircase.

The interior and exterior of the house are characterized by cotto, natural stone and wood. The main entrance leads to the abovementioned reception hall and to a studio with fireplace, a lounge, a sitting-room with fireplace, a kitchen, a laundry-room, a bedroom and a bathroom. From this part of the house it is possible to reach the upstairs by a further staircase. The lounge leads to the utility rooms on the rear ground floor. The right side of the property hosts a reception hall, a dining area with stone fireplace and windows leading out to the garden and to the courtyard which separates this part of the house from the tower. A small utility room distances the bathroom and units the dining area with the kitchen area, from which the ground floor of the tower can be reached.

There is a rustic kitchen situated here. A monumental stone staircase leads up to the main door of the tower and gives access to the main reception hall on the first floor. A newel staircase leads down to a rustic masonry kitchen on the ground floor, characterized by a large semicircular stone fireplace and completed by an underground cellar. The kitchen is connected to the main building and also has direct access to the garden.

The second floor of the tower features a master en-suite bedroom with dressing room while the third floor offers a further en-suite bedroom with access to the terrace at the top of the tower, which boasts stunning views of the surrounding mountain landscape. A corridor with a veranda and a small terrace connects the tower to the rest and particularly to the sleeping area composed of six spacious en-suite bedrooms and a dressing-room.

A control-room, a cellar, a wood-store, an electrical control-room and a small bathroom cover a total surface of 32 sqm, used as gerdening material storage and as covered garage. Condition The use of natural materials such as stone masonry, wooden frames, exterior plastered finishings and exposed stones together with the use of traditional building techniques respect and preserve the history of the place.

Outdoor space The dwelling is plunged in two hectares of park (potential enlargement for further 7500 sqm) which contains large trees, rose bushes and a rich garden. Delightful views of the property and the park are enhanced by a rock-lined stream and artificial lake. All terracing and walkways are paved with local stone, adding to the overall prestige of the property.
