Renovation Project 75% finished. The house is an ideal holiday home as it does not require much attention and is surrounded by lovely neighbours who keep an eye on it. It is very close to Milan, Omegna and the Swiss border, about 14 KM from Lago Maggiore. All the buildings are listed with the "catastro" and are registered as inhabitable.
The House itself is immediately inhabitable once the new water supply is in, new water supply has been applied for, but is currently put on hold due to the sale. Discription from outside to inside: on the pictures outside you see a small toilet, this can still be used, but the toilet has been transferred upstairs with new plumbing, as has the shower. The terrace is absolutely magnificent with great unspoilable views towards The lake and Milano on one side and the Monterosa on the other. Adjacent to the Terrace is a barn (small, needs to be done, but great for storing firewood and tools at moment), and an old washing house (used for workshop). The house itself is detached. The roof is fine but the covering base should receive a new coat of paint, probably one or two planks need replacing. Ground floor: The ground floor is a combined kitchen and living room. The open fire has been renovated (it does actually give off heat), as has the entire electric nad plumbing system.
The Walls and ceiling have been replastered with top grade insulation plaster and received a deep anti humidity treatment. There is a small storage room attached to the kitchen. Electricity meter readings are done via satelite and are debited from credit card. There is no staircase inside as it is easier to box the outside staircase off. Upstairs is the bedroom. A toilet and shower has been installed in bedroom, but the walls around it are only 50% (Plasterboard & brick) finished. Waste water is connected and all is functional, main water is however not connected but the piping is upstairs. Electricity is 50% finished upstairs and 100% finished in bathroom. Tiling is not done as we didnt want any.
The area: The house is in Valstrona, the valey where the wood for Pinoccio came from. There are very few foreigners here and it is a taste of the "real" Italy where the mayor asks you to go out hunting in the morning and the entire vilage eats the deer up around a large table in the evening. It´s rural but on the other hand not with Milan, Lugano and the lakes so close at hand. Lago di Orta is the small, virtually unknown, brother of Lago Maggiore - no tourists! But just as pretty with all the dolce vita one needs. Piemonte speaks for itself, food, wine ..... I wish to emphasise that this is a private sale, but we do have very good and reliable contacts in Italy we can get you in touch with. All legal fees etc. are caried by the purchaser.
