This farmhouse, originally from the 16th century, is set on a hill overlooking the plain of the River Tiber at an altitude of ca. 300 metres. It was completely restored in 1994 by the current owner on the basis of local architectural structures and materials and is in pristine condition. The views from the farmhouse are stunning. The farmhouse is at just 28 miles from Piazza del Popolo, in the very heart of Rome. Both Rome airports are at about 1.5 hours’ driving distance and are also reachable via direct train. The famous and beautiful Farfa Abbey is at 2 miles from the farmhouse. The farmhouse is set in grounds of ca. 5 acres. It is surrounded by a large, reasonably mature garden. Beyond the formal garden section there are 400 olive trees (with an annual production of ca. 280/300 litres of olive oil), ca. 100 fruit trees (cherries, peaches, apples, plums, apricots, figs, almonds, etc.)and a large, well established vegetable patch. There is a covered parking area for two cars. The main utilities include a central GPL heating system with cast-iron radiators; private functioning water well with electrical pump; and an automatic irrigation system for the garden. All windows and doors of the farmhouse and of the annex have anti-intrusion protection; all windows are equipped with anti-mosquitoes nets. The main building is surrounded by a large paved area with a lower level patio, which also incorporates the independent annex and a professional wood-burning oven (for pizza and similar). The farmhouse is a two-story building; at ground floor there is the “day area” (kitchen, 2 reception areas, library and one large bathroom), while the “night area” is on the first floor (4 bedrooms and 2 bathrooms). The independent annex is served by all main utilities (water; electricity; gas)and could become an independent dwelling as links with drainage system have been predisposed.
