Location
The property is located in the Southern part of The Marches region, in Piceno area, between the Sibillini Mounts National Park and the Adriatic Coast, that is 15 minutes drive.
A small hamlet of 3.000 inhabitants, halfway between Ascoli Piceno (15 km) and San Benedetto del Tronto (17 km) is the location of Il Casino di Villeggiatura, a unique period dwelling.
The villa is located in a village, easily accessible, not isolated but embraced by a 4.000 sqm park preserving its privacy.
The quickroad is only 6 km away, while the Highway A1 (13 km) ensures convenient connections with Giulianova (31km), Pescara (78km), Teramo (38 km) and Ancona (107 km).
Spinetoli railway station is 6 km away, while in less than one hour’s drive it is possible to reach both of the near Airports of Ancona Falconara (87 km) and Pescara(60 km).
Description of buildings
Built in the second half of the 19th Century, Casino di Villeggiatura is a forerunner of the Neoclassical taste and of the upcoming Liberty Style.
The dwelling is arranged over three floors and covers an area of 165 net sqm (about 200 gross sqm).
The ground floor hosts living-room with fireplace and dining-area, kitchen with access to a small cellar and toilet.
The first floor includes spacious lounge, single bedroom,double bedroom and bathroom with bath and shower.
The second floor completes the sleeping area with two bedrooms, studio and two attic rooms for storage.
Condition
Built at the end of the 19th Century, the villa and its decorations have been designed by the owner, a classical romantic painter who had trained in Rome, at San Luce Academy. He is very famous in Piceno area for his works, such as the vault’s decoration of Teatro Ventidio Basso in Ascoli Piceno, San Elpidio a Mare’s theatre and other ones in the Civica Pinacoteca of the hamlet.
The villa, decorata on three sides, features a basic yellow colour enriched by geometric decorations and features a yellow and Pompeian red squares, that frame, in the upper part of the main facade, the busts of Raffaello, Michelangelo and Leonardo da Vinci. The latter is in the middle and overlooks the balcony.
The painter made the outdoor decoration over the last years of his life, until 1886, leaving the project of the interior decoration uncompleted, as shown by some drafts kept by his family.
The result is an impressive and, at the same time, graceful architecture.
The property is ready to be lived-in. It is in good condition, however, it would need some outdoor maintenance work and indoor restoration, in order to improve the quality of finishings, facilities and systems.
