La Bougainville is ideally set among its own vineyards and olive groves with exceptional views over rolling green countryside toward the Mediterranean sea. It is well connected by train and road to Rome, just 22 miles away, and is close to fortress villages, castles, lakes and many other place of interest. The swimming pool, with a panoramic view, is in the secluded back garden. This old farmhouse was renovated 12 years ago when new plumbing and wiring was installed. It has a double reception room, large dining room and spacious kitchen, five bedrooms, four bathrooms and stands on an acre of land that includes a front and back garden and vineyard with olive trees. The front door opens onto a large reception room with partly beamed ceiling and terracotta-tiled floor. The dining room has windows at each end, a wooden ceiling and attractive yellow-tiled floor. Both loung and dining room have large open fireplaces. The big kitchen contains a complete built-in unit, designed in very appealing tiles in oyster pink, grey and black, which hold a double sink, dishwasher, and oven and burners with made-to-measure wooden cupboards above and below. The two double bedrooms on the upper floor are reached up a parquet stairway. The rooms have high sloping ceilings and parquet floors. They share a big white and blue and yellow tiled bathroom (with bath/shower), and between the two rooms is a French window onto a large terrace with a panoramic view of 300° over the front garden, the view to the sea, and to the mountains behind. A further double bedroom, with beamed ceiling and parquet floor, leads off a small corridor from the dining room. It has its own pale blue and white tiled bathroom and a door next to this room leads out onto the back patio, overlooking the swimming pool. A further double bedroom with parquet floor leads off the large entrance room through an archway, and also has its own bathroom with large shower. The fifth bedroom, with deep red terracottoa floor and wooden ceiling, is a separate unit, joined to the house outside the kitchen door. It has its own pale blue and grey tiled bathroom, with shower, and a separate entrance from the front patio. The spacious kitchen contains a complete built-in unit, designed in very appealing tiles in oyster pink, grey and black, which hold a double sink, dishwasher, and oven and burners with made-to-measure wooden cupboards above and below. There is ample room for family meals in this homely kitchen. There is a pantry between the kitchen and lounge for storage, and further storage space in a cupboard outside the kitchen door. The back garden has a double level patio, shaded by olive and fig trees. Three steps lead down to the level of the swimming pool (10 m. by 5 m) with half-moon steps into the water. The pool is surround by pleasant brickwork, flowerbeds on one side, and the lawn on two sides. From the pool one can appreciate the view over the vineyards and countryside for the 12 miles that separate it from the sea. The house is approached through the front garden along a light beige gravel drive. It is lined with tall cypress trees and has a lawn on one side, sheltered by a high hedge. There are three very large palm trees, bushes and cactuses in this garden and a conifer hedge that ensures total privacy from the small quiet road. The drive opens out near the house into a large patio, from where one can accede to the back door, or pass under the shady vine-covered arbour to the front door. Large terracotta pots placed round the patio are filled with bougainvillea, jasmine and other climbing plants. The house offers a beautiful and peaceful setting for a family home with the nearest railway station only 1 mile away for easy commuting. There is ample parking at the station and there is no charge. The railway line takes you into Rome’s main station, Termini. The situation of the house, in the Alban Hills, just 22 miles south of Rome has made it very popular with tourists. This villa has been run as a successful bed and breakfast business for ten years and appears in a well-known British guide. It is ideally situated for such an enterprise with easy road and rail access to Rome with all its famous sites. The villa is also near to two volcanic lakes, the town of Castelgandolfo where the Pope has his summer residence, and many other medieval hilltop villages including Frascati and the pre-Roman town of Lanuvio which is only 5 minutes drive away. The sea is only half-an-hour’s drive away, and Anzio is within easy reach. The fountains of Villa d’Este and Hadrian’s Villa at Tivoli are also less than an hour away. The Alban Hills area is famous for its wine and for its many restaurants.
