Location The Abruzzi is a green region, renowned for its Nature Reserve and mountains as well as for the Adriatic Sea. Near the small town of Pineto, halfway between Giulianova (18 km) and Pescara (22 km), there is la Gioiosa, a wonderful villa plunged in the green hills and very close to the sea. Description of buildings The villa, built in accordance with principles of Bioarchitecture, stretches over three levels and covers an overall surface of 430 sqm. Embraced by a beautiful garden with swimming-pool, the ground floor hosts a cosy living-room with fireplace, dining area and bright kitchen overlooking the swimming-pool and the outside portico, ideal for al fresco dining. The level is completed by two bedrooms and a bathroom with Jacuzzi. An internal staircase gives access to the first floor, hosting the manor’s suite composed of a double bedroom with terrace, a large bathroom with double washbasin, Jacuzzi shower and bathtub, a wardrobe room with box room and access room leading to the second terrace and to solarium with stunning views over the the sea and the surrounding hills. Condition Bioarchitecture criteria inspired the whole design of this property, built with great care for the choice of materials. The exterior features a thermic plaster with hydraulic lime and lavic perlite which preserve the interior temperature, while the interior presents hydraulic lime and sand plaster to avoid humidity. The exterior painting with silicates is transpirable to steam and water resistant, while the interior’s one is made of lime and natural coloured substances. The wall structure is made of Termofon, clay bricks and wood flour ensuring the ideal thermo-acoustic insulation and transpiration. A part of inside floors (in additon to the exterior ones around the swimming-pool) are made of handmade cotto floors with certified clays, selected in no-toxic quarries and laid with ecologic glue. The whole villa’s insulation (floors, walls, roof, terraces) is featured by cork panels kept together by natural resin. The other interior floors are in Doussiè wood, ideal for heated floors. The airy roof presents a wood structure (European Douglas) and exterior larch planking. All fixtures are made of solid wood with durmast windows. Outdoor space The villa is included in an area of 730 sqm, embraced by a wonderful garden with several types pf trees. The swimming-pool, in front of the portico, features areas of different depth: 3 metres for diving, 1 metre for the round-shaped hydramassage hosting up to 10 people.
