Splendid Villa located in a small village on the sea, approximately 2 km. from the city of Licata, in
direction of Agrigento, about 22 km. away. The Nearest international airport is in Catania, around 1 hour and 20 minutes by car. The village is mostly inhabited in summer. In this period
Its population grows up to a thousand residents, while for the rest of the year only few families reside.
A few restaurants, bars and grocery stores are opened in the village during the summer season.
The main characteristic of the area is the wide and freely accessible sandy beach (kilometers of
unspoiled shoreline and wonderful sea) and – as in the rest of Sicily – an exceptional climate from
March to November and a very mild winter.
There is currently a strong attraction of foreign investments in the area. Two 4-star rated Tourist
Villages have already been completed while construction of the new Tourist Harbor of Licata
- supposedly one of the largest of the Mediterranean Sea – is already under way and expected to
be completed by 2010. Property for sale is a 16-rooms Villa in Spanish architectural style, dating
back to the Seventies and recently restructured. The Villa is on two levels of 300 sq.m. each,
with a large portico-veranda on both sides (on each floor) and with a terrace with a panoramic view on the sea.
The property is surrounded by a 1.000 sq.m. property with a garden, a water Fountain and space for a swimming pool or a tennis court. The property is located at approximately 200 meters from the sea and the beach is accessible also on foot (3 minutes walk). It's the more prestigious and larger piece of real estate of the entire village and besides being used as a home, it could be transformed in a vacation rental. It would also be possible to acquire adjoining land and increase the overall extension of the property. Though the property is located in a central position, the privacy is guaranteed thanks to the garden and to the presence of an access path lined with trees. In addition to the main entrance with a gate, a second entrance from another road exists.
