Location

The Estate “Il Cervo” is at 600 metres above sea level, in a green expand of centuries-old oak trees and chestnut trees, on the southern slopes of Mount Cetona. Deep in the quiet Tuscany countryside, the property is in a private and panoramic position, just 2 km away from the famous medieval hamlet of San Casciano dei Bagni, known by the Etruscan and by the ancient Romans for its Baths, nowadays restored and among the best in Europe. Description of buildings

Inside the Estate there are three buildings:

the main house and two comfortable annexes, each one with independent apartment. It is possible to add a further dwelling of 225 net sq. Metres about (150 sq metres at the ground floor and 75 sq metres of basement flat) that, according to one’s wishes may be destined for accommodation facilities.

Country House “Il Cervo” – 357 sq metres From the access gate of the Estate, an alley flanked by lilies climbs up, under the shadow of the oak tree,s to the owner’s house. A beautiful lawn opens in front of the main façade, where the entrance to the house is framed by a gracious pergola where you have all you need for breakfasts or open air dinners. The ground floor welcomes directly to the 35 sq metres living room, where your attention is soon caught by the big fireplace, a typical countryside one, on the sides of which it was customary to sit down and warm up looking at the fire. On the right side, directly connected to the living room, there is the kitchen. On the opposite side the stairwell opens itself, leading to the first floor. Next to the fire-set, on the same ground floor, there is a studio that acts as access room between living area and night area, composed of three bedrooms (two of which are double), all with private bathroom, a wardrobe, a further bathroom destined for the living area and two entrance halls, related to the two independent accesses on one side and behind the house. The first floor hosts a living room with fire place, similar in size to the one at the ground floor and two bedrooms, each with private bathroom.

The 100 sq metres annexe “Il Daino”. Going on along the alley, the road climbs further on, to a second country house on a single level, destined for secondary dwelling or for the guests. The entrance leads to the living area, composed of a comfortable kitchen with dining area, connected to the living room with fire-set that acts as access room for the two bedrooms with bathroom located on the two sides.

66 sq metres annexe “La Lepre” Not far from the first two dwellings there is a further unit, either for guests or for a keeper. Like the latter, it is on a single level, and it is composed of living area with kitchen and dining area, double bedroom and bathroom.

Condition and finishings

Is with great refinement that the owner’s house has been restored, along with the respect for the original structure and materials, have preserved the charm and spontaneous spirit of the places by making them flexible and perfectly functional at the same time. The floors of the house are the original ones in handmade terracotta; the ceilings keep the typical framework in whitewashed wooden beams and terracotta tiles, a typical custom of the past that occurred for the sake of cleanliness and brightness.  Land and the pool

All around the houses, the Estate is a symphony of colours and perfumes; red of the poppies, the yellow of the wild flowers scattered across the fields, violet lilies along the alley, the soft green that windingly descends to the heated pool and beyond, to the deep centuries-old oak-tree wood, creating from time to time enchanted spots where it is a pleasure to drown into long readings on the wooden benches under the shadow of high boughs. Fruit trees, roses and a wide variety of shrubs and scents are scattered all around, in an almost spontaneous way.
