Location

Villa Eden is half an hour from Macerata and nearby the old town of Sarnano, famous for its mineral and sulphur springs.

The property is situated in the strip of stunning landscape that stretches from the Sibillini Mountains to the Adriatic Coast. (Only 40 minutes from the sea). It is surrounded by a patchwork of fields that disappear into the trees on the slopes of the mountains. 
Description of buildings

The property consists of the main villa (438 sqm) and then two annexes (66 sqm and 31 sqm respectively).

The Villa (438 sqm)

The villa has three floors that are joined by a central staircase.
On the ground floor there is a larger living room (66 sqm), with a fireplace and a smaller living room (39 sqm). There is also a kitchen, bathroom and a further spare room (24 sqm).
The first floor is currently made up of mainly bedrooms, however it could be converted into a separate apartment. There are three bedrooms, a main bathroom and a separate WC and then another lounge with a fireplace and a kitchen with dining area.
The top floor has three large rooms that have been roughly finished and subdivided.

Annex (66sqm)

The annex is at the side of the villa but is separate itself. It consists of three rooms that are currently used for storage. It also has a wood oven in one of the rooms.

Condition

The buildings are in good condition. They are made of stone – typical of the Marche region. The lower two floors have recently been restored. The top floor has not yet been fully restored although its present state allows flexibility for future use.

The property is in the middle of 19 hectares of land. There is a hectare of park and trees surrounding the villa, 12 hectares of arable land and 6 hectares of wooded land.
