The Villa La Valle is currently weekly rented to tourists; what we offer to you is the possibility to rent the Villa La Valle for the time period you want (based on availability) and if you will decide to buy the house we will give you back the money you paid for the rental. We know the internal layout may not correspond to your needs; if you therefore would like to make any changes or, for instance, simply renew the bathroom because you prefer other colors, we are available to offer all assistance, project management and follow the works inside the house on site…for FREE. If you come and stay in our Villa La Valle to “try and then decide if to buy” you will also have the possibility to speak with other English people who decided to buy a house from us.
1. Location
Five minutes away from the centre of Fabro there is the beautiful and secluded village of Carnaiola, one of the most well known medieval villages in Umbria. Carnaiola and the Villa La Valle are on the top of the hill and from the Villa you will experience a breathtaking view over the green valley.
Villa La Valle has an ideal location and it is very well connected by the highway A1 to the nearest major cities Florence and Rome (the toll Fabro is around 5 km from Carnaiola), also very close to many smaller towns in Umbria (Orvieto, Perugia, Spoleto, Assisi, Deruta, …), Tuscany (Montepulciano, Montalcino, Siena, ….) and Latium (Viterbo, Bolsena, Montefiascone, …) – all within 30 min / 1 hour driving. The train station (Fabro Scalo) connects the town with one of the most important and more served railways in Italy that brings you easily to Rome (and more into the south to Naples) or Florence (and more into the north to Bologna and Milano).
Carnaiola represents therefore one of the most suited locations in the centre of Italy to unify the need to live in a magical atmosphere among silent green woods and have an optimal access to all services and major towns.
2. Description of buildings
From the small asphalt public road that climbs from Fabro Scalo to the medieval town of Carnaiola you will have access to the property Villa La Valle through an electric gate, and a short private road will bring you to the building.
Its patio is completely surrounded by the garden and the main access opens to you the around 180 sq meters top level that faces the valley to admire a landscape of extraordinary beauty. At the lower level there are further around 180 sq meters (so totally 360 sq meters). The lower level has its access at the rear of the Villa and the two open spaces are currently used only as garage and lavatory. There is however the possibility to change its use increasing the number of bedrooms/bathrooms, or devoting the big area to what you prefer the most. This lower level is on one side underground and on the other at ground level (prosecution of the small private road). It receives light from several windows all around.
As described in the layout, the property was originally one Villa but before starting with our rental activity we decided to divide it into two identical parts (the current internal layout is the one described in the images). There are now two 90 sq meters at top level and 90 sq meters at lower level parts belonging to the same property. Each part has 2 bedrooms, 2 WC/Shower/Bidet, one spacious living room connected to the fully equipped (oven, dishwashing machine, etc.) kitchen and with the veranda equipped for dining outside. The new owner will decide whether to hold this current layout and maybe share the property with someone or to go back to the original one (remember: fully and free assistance if you should decide to make any arrangements inside).
3. Conditions and finishings
The Villa La Valle has been built 4 years ago with the typical volcanic stone called “tufo”; this is commonly used in many buildings in the area around and in the old town of Orvieto (all the region has a volcanic origin, in fact the Bolsena Lake, which is very close to Orvieto, was formerly a Volcano).
The materials used in the Villa La Valle are of high quality and in the living room/kitchen area the ceiling is made by wood (characteristic of the ancient country houses). The whole property is in perfect conditions. The property is fully equipped and we are going to sell it with all its furniture.
Underground there is also a big water tank (it is filled in by the rainwater) to have always water for the garden and the numerous olive trees that are all around the building.
4. Land and pool
The property is surrounded by 5 hectares of land, mainly Mediterranean wood (small/medium trees).
Just beside the patio there is a 6x11 meters swimming pool and an accessorized gazebo with deckchairs for sunbathing. Around the pool the space is paved and behind the gazebo partly lawn.
5. Use and possibilities
The property is going to be sold in its entirety but it is possible, after having bought it, to divide it into two smaller properties each belonging to a different owner. This is legally possible but requires some additional costs for a new contract among the final owners and some technical documents that need to be prepared.
