The property can be reached both from the ancient mountain Roman road and from the Adriatic road (57 Km), crossing a landscape of rolling hills.
The property is easily accessible, not too isolated, 5 km from the railway station, 15 km from the super-highway SS77 and 58 km from Ancona airport.
Description of buildings
The property is protected by ancient walls which enclose an entrancing and wonderful park of 8000 sqm.
A gravel driveway crosses the park to the villa, which stands magnificient in its ancient charm.
The property includes the manor-house, the caretaker's house, the guesthouse, a separate apartment, and a private church which is united to the house by a portico with additional kitchen and bathroom.
The manor-house: 1145 sqm
The property has two levels, plus the middle floor and the characteristic tower.
Two stone lions guard the main staircase leading to the noble floor (the first floor), where the manor-house unfolds.
A large dining room of 56 sqm with fireplace and decorated vaulted ceiling is the fulcrum of the living area together with the kitchen and the dining room, the study and private sitting-room with fireplace where you can comfortably listen to music.
From the living-room a passage-way leads to the sleeping area of five bedrooms with wardrobe and dressing room.
The first floor is serviced by five bathrooms. An internal staircase leads to the tower, a sort of wide covered porch which was formerly used by the servants to hang out clothes. Today it has been converted into a bright study, boasting a 360° view from the property to the park and further on to the surrounding hills.

The ground floor
Half of the entire level is taken up by a beautiful cellar with solid original cross-vaultings. The other half hosts two studies, a laundry room, a technical room, electricity and water-filter room, three bathrooms and further rooms.
The middle floor
Between the ground floor and the upper floor there is an intermediate floor which is separate but internally connected with the other ones. Formerly it hosted the kitchens and the store-rooms for the noble floor and was used by the house-servants. The guesthouse: 130 sqm
In front of the manor-house there is a further stone building, to be finished inside and purpose-built to accomodate guests.
It develops on two levels in addition to a small tower and was built to be used as an independent dwelling, or as two separate apartments: one with entry at the ground floor, composed of a living-room with kitchen, a bedroom with bathroom on the lower level and two bedrooms with bathroom on the upper level; the other with direct access at the first floor, composed of a living-room with kitchen and a bedroom with bathroom in the tower.
The caretaker's house: 243 sqm
The caretaker house sits near the entry gate. It is a totally independent building, composed of two levels in addition to an underground floor which is used as storage for the garden and swimming pool equipment.
At the moment the ground floor is partly used as a garage, while the residual space could be adapted as a living area with kitchen. The upper floor is suitable for a sleeping area composed of two bedrooms and a bathroom.
The church and the lemon grove
On the left hand side, along the walls, the beautiful private church faces onto a shady meadow and is connected to the main property by a portico, forming a small cloister, formerly used as a lemon grove and today provided with a wholly fitted up kitchen, two bathrooms and accessories.
Condition
The restoration works, carried out by the current owners, have brought the old dwelling back to its former state, thanks to the tasteful attention and respect for original features. The stone walls, the bricks and the old cross-vaultings in the cellar have also been restored.
Some spaces (guesthouse/independent apartment) haven't been completely restored as they need inside finishings.
Handmade cotto floors and finely decorated vaulted ceilings are relevant details worth mentioning.
In addition to the esthetical and structural elements, the restoration has covered also the technological aspects, in order to ensure a high standard of comfort.
